often start out as speculative developments. Many carry on as such
through the planning stage and may often get as far as completion
without the owners or tenants being known, the initial design
having been based on expert knowledge of the residential market.
This makes it essential that they’re designed to achieve the optimum solution for the sale or letting market they’re aimed at. Speed of construction is also crucial, as a developer needs certainty that the project can be brought to the marketplace at the most rewarding time.
At Mott MacDonald we believe it’s our job to understand these parameters to help developers add value and maximise the return on their investment. And this is where we have the edge. Around the world we’ve worked on residential projects varying enormously in type and scale. In the Middle East we’ve just engineered the first phase of Dubai Marina, featuring 64 villas, shopping malls and six luxury residential towers.
We’re especially skilled in new-build high-rise developments and in the complex refurbishment of residential towers – we’ve been called in to design solutions for adding extra floors to existing structures for example, a huge engineering challenge.
