Mott MacDonald's new London office awarded RICS Ska Gold rating for a sustainable fit-out

Mott MacDonald's new London office at 10 Fleet Place, London, UK, has achieved a RICS Ska Gold sustainability rating. The consultancy took the decision to undertake a sustainable fit-out prior to moving all its main London offices to this location in the centre of the City. Mott MacDonald project managed the fit-out and provided cost management, Ska assessment, building services engineering, IT, and structural engineering. The consultancy was also CDM-coordinator. The contractor was Wilmott Dixon.

Occupying only two floors of the 10 storey building limited the opportunities to change elements of the overall fabric or the management systems. However, Mott MacDonald integrated sustainability best practice measures into all possible aspects of the refurbishment of its two floors throughout inception, design and construction phases.

To achieve Ska Gold, the highest rating possible, specific targets needed to be achieved in a number of key areas. To reduce waste and avoid landfill diversion almost all existing furniture from our previous offices, including task chairs, work stations, meeting tables and storage units, has been reused. In addition, existing carpets and building elements – such as office partitions and doors – were reused or recycled where possible. Lighting control and efficiency and water reduction measures were introduced and were chosen from the Government’s Energy Technology List and Water Technology List to fulfil necessary Gold Rating requirements.

New furniture meets the required high recycled/recyclable content and FSC/PEFC certification. Low global warming potential products relating to wall partition and pipeline insulation were included in the design. In line with all Mott MacDonald offices, facilities and incentives are provided to staff to encourage them to cycle to work. Separate showers rooms were installed for male, female and disabled members of staff as well as facilities for drying wet clothes.

Commenting on the Ska Gold Award, Paul Ashley, Mott MacDonald’s group sustainability practice manager said: “The Royal Institution of Chartered Surveyors (RICS) Ska rating system is ideal for multi-occupant buildings and 10 Fleet Place is an exemplar of how an organisation occupying part of a large office complex can achieve a high credited standard of energy management in a cost-effective manner. It also demonstrates to our clients that we practice what we preach and are committed to integrating sustainability into our own offices.”
